On the heels of eliminating an unwanted ordinance governing chickens in hamlets, county officials also repealed rules governing building and site design standards that will now allow the construction of a Dollar General store in Krakow to proceed.
In this case, Dollar General would have been required to construct a brick building with windows along the sides and back of the building to break up the planes of the walls.
The issues were first discovered by Nick Feira of United Development Group in Green Bay, the company developing the site for Dollar General.
“The fact that there’s some criteria in here that would require increases in materials and construction of the standard Dollar General building that you see all over the county and towns that have their own ordinances – this would be above and beyond, which honestly adds costs, which diminishes the opportunity to put one of these buildings in,” he told the committee May 7.
The economics of building to this standard would not make if financially worthwhile, he added.
Members of the planning, development and zoning committee were told by staff that the rules have not been enforced as far back as anyone can remember.
“If affects the economics of the deal,” Feira said. “The rural communities is one of their (Dollar General) target areas. To put a brick building out in Krakow just doesn’t make a lot of sense.”
Feira said he has seen many rules in other communities, and in some cases, officials don’t even recall why they were created.
