County officials eye purchase of Fourth Street house

Shawano County officials said they have finally resumed contact with the owner of a Fourth Street home the county is interested in purchasing.

Nick Hesse, Shawano County’s facilities management director, told the public property committee March 12 he recently talked with Meshan Latender, owner of 211 W. Fourth St.

“We got the deed straightened out,” Hesse said. “It’s just her name on the deed now.”

The late Pedro Guerrero Jr.’s name had been on the deed, and Latender signed appropriate documents to remove his name from the deed.

Now, the two sides are haggling over the price of the house and 0.185 acres of land.

If the county purchases the house, it would be razed to make way for a new courthouse and jail, assuming the county board gives the OK to that construction project.

Hesse said Latender has no money to put toward closing costs.

“She says $120,000 is what she wants for it, but she’s $31,000 in the hole for taxes (and other assessments),” he said. “I told her $110,000. You look it up — it’s $95,000-$110,000 is what it would go for.”

Real estate agent Donna Hobschied later clarified Latender owes $3,120.79 in taxes.

Attorney fees and closing costs would run about $5,000, Hesse said.

He also noted Latender is two years behind on paying her taxes on the property.

According to online tax records, the property has an assessed value of $67,300 and an estimated fair market value of $79,000.
